Purchase a Property
Identify a property that meets our criteria, negotiate the purchase, perform due diligence, and apply for the loan.
Raise the Equity
Inform investors about the project, identify those motivated to participate, and handle the legal paperwork.
Operate the Property
Implement and manage a tailored business plan that adds value. Investors receive cash flow distributions (“mailbox money”) and tax benefits while their equity grows.
Sell or Refinance
We’ll either sell the property (returning investors’ initial investment plus a capital gain) or refinance it to take out equity, give it back to investors, and continue operating the property.

Why Commercial Real Estate
All real estate is valued by what the market (people like you and me) is willing to pay for it.
Single family homes are valued based on what other buyers have paid for similar homes recently. This is called a comparative market analysis (CMA), or the “comps.” An owner has no control over what other homes sell for, so the only way to increase a home’s value is through renovations that add to it.
Commercial property is valued like a business — as a factor of its Net Operating Income, or NOI (Operating Income minus Operating Expenses). This means anything the owner does to increase the property’s income or reduce its expenses increases its value. This might mean increasing rents in keeping with similar properties, making renovations that achieve higher rents, developing new services to charge for, finding savings in the property’s expenses, or ideally, a combination of all of these.

Our Investment Strategy
Class B & C
We look for properties where we can force appreciation (add value) through targeted renovations and/or management efficiencies that will increase a property’s Net Operating Income, and therefore its value.
We look in strong, appreciating markets so we can capitalize on organic market growth in addition to value-add.
Year Holding Period
We plan for a 5-year holding period, though specific deals may exit earlier or later, based on circumstances.
Investors will not receive deal offerings without having established a relationship with us.
